If you are a new contractor who has just entered the property preservation industry and is
looking for work, or if you are an owner of a small preservation company and looking to expand and work with more nationals you will most probably want to know where to apply for as vendors. So here I have tried to compile a list of Property Preservation Companies who are nationals that work directly with the banks and HUD and are always looking to recruit new vendors, along with links to their vendor application portal and some brief information about each company.

Largest Property Preservation Companies:
The largest nationals are those that have the biggest coverage throughout the states and have the most work. All of them work in both PnP and REO and relatively speaking, pay better than other nationals:
1) Mortgage Contracting Services (MCS)
MCS is one of the largest nationals at present. They work on PnP, Eviction, REO, as well as on Hazard Repairs. To become an MCS vendor, a contractor must have general liability insurance as well as E&O Insurance with a $1 million coverage limit. Their payment is also good and so far, I have not heard of any complaints from any contractors regarding any payment issue. Here is their link to their Vendor Application page.
2) Servicelink
In 2016, Servicelink had a massive change in its vendor platform. The new platform Assetshield has some drastic changes to how orders are processed from before. You can read more about that on our blog on Assethshield. To become their vendor, click on Assetshield Vendor Information.
3) Five Brothers Property Preservation Company
Although a large national company, there have been some complaints regarding Five Brothers, complaints include offering low prices for grass cuts, not paying on time, and back charging. However, I have seen some contractors work successfully with Five Brothers.

4) Safeguard Properties
Perhaps the largest national preservation company would be Safeguard. They cover almost all states. They are also one of the easiest to become vendors of. However, it should be noted that their pricing for grass cut vendors is relatively low than most other nationals.
5) Mortgage Specialists International (MSI)
Another comparatively large national preservation company that provides coverage in several states. If you want to become their vendor, you can get more information at this link to MSI Vendor Contact.
Some other National Property Preservation Companies
Apart from the five large nationals listed above, there are more preservation companies that have work directly with banks, coverage nationwide, and are reputable. Below is their list along with links to their vendor applications:
1) Northsight Management
Northsight is a national field service management company founded in 2009 with their head office is situated in Scottsdale, AZ. They specialize in property preservation, construction work, and the maintenance and repair of rental housings. States in which most of their work is present are in PA, NJ, CA, NV, OR, WA, MT, WY, TX, ID, and several others as well. To become their vendor, click on Northsight Management Vendor Application.
2) Sand Castle Field Services (SCFS)
Sandcastle was founded around 2005 and has been servicing the field service industry for many years. Apart from property preservation, they also specialize in property valuations, inspections, and field visits. The link to their vendor application system is given here.
3) Altisource
Altisource portfolio solutions is not only a field service provider but also acts as a marketplace for real estate and mortgage industries. Admittedly, they have much less volume of preservation work than others, but nonetheless, they have been in servicing the industry for a very long time and you can get reliable work from them. 4) Wolverine Real Estate Services
Wolverine, another mortgage field service company has its head office in Huntington Woods, Michigan. They specialize in inspections and preservation work. They pay pretty high to their vendors and is one of the better companies to work with. To become one of their vendors, click here.
5) National Field Representatives
NFR is one of the oldest companies to work in the mortgage field service industry with over 30 years of experience. It is recognized as having one of the best networks of vendors and contractors in the field and NFR serves clients in all states. 6) Brookstone Management
Founded in 2005, with their office being in Howell Township, New Jersey, Brookstone helps with preserving and maintaining vacant, pre-foreclosure, and REO properties nationwide. They are very much similar to Guardian asset management with a very similar pay scale. 7) Xome Solutions
Previously, Assurant field services, Xome has evolved over the years to become a reliable field service company with an increasing volume of work in each state that it covers. They not only provide property preservation and asset management services but also other end-to-end services as well. To become one of their vendors, go to their vendor application page.
8) Lending Edge Companies
Leading Edge Companies (LEC), another asset management company based in Indianapolis, Indiana, specializes in property management, REO management, and sales management. They provide services in the areas of inspections, pre-foreclosures and REO services, property valuation, property management, and property preservation. 9) First Allegiance
First Allegiance is one of the few certified women-owned businesses in the preservation industry and is based in New Jersey. They specialize in services in the areas of property preservation, ongoing maintenance, inspections, rehab and repairs, rental property management, evictions, property valuations, and loss mitigations. National Preservation companies that provide only or mostly REO work
Some of the smaller nationals only provide REO work, their pay may be relatively less in comparison to the larger nationals that are present. However, there are no risk and liability issues involved. For startup preservation companies & contractors they a

One of the nationals you should not work for is National Field Network (NFN). Most of the contractors that I know, who had worked for them made huge losses due to non-payment. Even if you are working for them currently, I would advise you to drop them off.
